Questions & answers
The things neighbors ask the board most often.
When are dues due, and how do I pay?
Annual dues are $420, due January 31. Pay online with the Pay dues button, or mail a check to PO Box 1180. A late fee applies after February 15. If you need a payment plan, contact the management company — we’d much rather work something out.
Do I need approval to paint, fence or build?
Yes. Any change to the outside of your home — paint colors, fences, roofs, sheds, patios, decks and big landscaping changes — needs architectural approval before work starts. Submit a request in the resident portal; the committee meets the first Thursday of each month.
Who takes care of the streetlights, ponds and common areas?
The association does. Report anything broken or unsafe through the resident portal (Report a problem) and you can follow it until it’s fixed. For emergencies, call the after-hours number at the bottom of every page.
What day is trash pickup?
Tuesday mornings. Cans can go out after 6 pm Monday and should be back out of sight by Tuesday night.
Can I park a boat, trailer or RV in my driveway?
For up to 48 hours for loading and unloading. Longer stays need board approval — ask through the portal.
How do I reserve the clubhouse?
Sign in to the resident portal and choose Reservations. A board member confirms each request, usually within two days.
How do I get a pool key fob?
Send a Question for the board through the portal with the names of everyone in your household. Fobs are $10 each and are picked up at the clubhouse.
I’m selling my home. What do I need?
Your title company will request a resale certificate from the management company, Keystone Community Management, at (555) 340-2200.
